FAQ……………

1)      How do I get a question answered?

Call our management company, The ALPS Group (815) 469-3800.

2)  Can I leave my garbage cans out?

No.  All cans must be stored in the unit’s garage. Also, cans cannot be placed outside for pickup sooner than Monday evening and must be removed from the street by Tuesday night. Fines have been and will continue to be issued to unit owners who leave their cans out beyond Tuesday night.

 3)      What type of storm door can I buy?

All storm doors purchased after the ratification of these rules must be white, full view or self- storing screen style.

4)  Does the Association stain the privacy fences and decks or is it my responsibility?

Each Unit Owner is responsible for staining their unit’s deck/privacy fence. The stain utilized initially is Deckscape Cedar color made by Sherwin Williams.  Any good quality stain in semi-transparent cedar color would work equally well.
The Association does have the right to hire a contractor to stain any deck/fence left unstained and in need of stain by a unit owner. The unit owner would then be charged all applicable fees for the work performed, including materials.

5)  What does “Common Property” mean?

Common property is that which is shared by all unit owners. That would be the rear yards, driveways, sidewalks and the like.  “Limited Common” Property would be the planting beds immediately next to your unit, the driveway to your garage door and any and all property that immediately abuts your unit.

6)   I have seen some units that have the concrete patios covered  by bricks, can I do that?

The Board of Directors must first approve all alterations made to a unit. Unit owners must submit their request in writing with a complete description of the alterations they would like to make.  Keep in mind, any alterations that would require any attachments of any kind to the building itself would not be allowed as per our insurance. If you are unsure, simply ask.

7) Why are recreational activities prohibited on common driveways?

They are prohibited for a couple of reasons: Common driveways are simply that, common driveways, NOT playgrounds. The driveways are designed to accommodate vehicles, not children's activities. The Association as a whole must insure the common property as well as the exterior of all structures.

 8)  I have a complaint, who do I call?

You can call The ALPS Group at (815) 469-3800 or send an email to Jennifer Arthur at JA@thealpsgroup.com.
